There are new developments in the pipeline that aim to ensure the island’s popularity for years to come. Some areas in Phuket are still yet to be developed and represent investment opportunities.

Thailand has been an extremely popular tourist destination for decades now, attracting an astounding 28 million visitors in 2014. A growing number of people enjoy the Thai culture so much that some decide to buy a house in the Land of Smiles. A majority of these home buyers choose the white sandy beaches and tropical lifestyle of Phuket for investment.

Phuket’s luxurious high end Villas have been in great demand in prior years. However, these villas are currently not the most sought-after anymore. The average home buyer in Phuket prefers a more affordable property. Most of the Villas that are sold now are under the 18 million baht mark.

The effect of this trend is already visible in the new Villa developments. Most of these are now built on a relatively smaller plot of land and with a focus on comfort and privacy. The reduced plot size has made these Villas more affordable, especially as land prices in Phuket are consistently increasing.

At the beginning of this century, the Villa market in Phuket was very different.  Today, most of the Villas built are an answer to the growing amount of tourists looking for a luxurious holiday accommodation. In 2016, there are currently over 3,000 constructed Villas in Phuket, in 2004, their were less than 200 Villas on the island.

The financial crisis created a flat demand for Villas in Phuket from 2008 to 2012, as many tourists suffered from financial setbacks. This caused the rate of Villa and Estate construction to slow down during those years.

The needs and demands of Phuket’s visitors have changed too. In the past decade, many people preferred the highest level of luxury and they had the budget to buy a luxury Villa. In today’s market, modest Villas are more popular and are in steady demand.

Rawai Private Pool Villa – Off-Plan

“Luckily after looking at some Condos and various displays we came across Greg Carlson.

From being interested in living in Thailand’s Phuket region after a few stays at Karon/Kata Beaches we were glad to find ourselves more relaxed in the Rawai/Naiharn area with a safety and pace that enabled us to decide to live there, even getting our own motorbike. We highly recommend Greg for his experience to understand our needs and and show us the various options available. He was also very courteous, friendly and personal to our inquiries, even helping in a medial crisis. We highly recommend Greg in our reality pursuit and his knowledge and connections for Thai legal requirements were extremely helpful. I doubt if we were to proceed without him. Hope he can do it for you to.”

“We are quite satisfied with the services of Greg Carlson.

He was there to assist us every step of the way – from presenting us properties that match our budget and taste to helping us with questions or concerns we had.  Greg had a good grasp on the Phuket Real Estate Market. Being a client with a lot of specific questions, he was very patient and tried to answer all our questions. If he did not know, he will try to find out and get back to us with an answer. Currently, we do not know of a particular person looking to buy in Phuket. In the future when we do, we’d refer them to Greg”.

Find the Perfect Dream Home in Thailand

Thailand is full of culture, wonder and beauty around every corner. When you’re considering a move to a new country, Thailand is often overlooked but it can be a place worth calling home and the country offers so much to the newcomer.

The Move is Easy

Making the move to Thailand can be easier than you think. With a few steps, you can not only have a beautiful place to live, but a visa that you can use to legally live here and bring all your belongings to your new home.

Finding a Home

Keep in mind that foreigners cannot purchase land in Thailand. However, there are many ways in which foreigners can structure their investment legally with the help of a local property law firm.

The purchase of a condo or apartment with a “freehold title” is available to foreigners and the Thai Condominium Act protects foreign investment.

The Useful Life of a Villa in Thailand

Carlson Group | The Useful Life of a Villa in Thailand Contruction Image

Here in Thailand, most villas are constructed of concrete and steel. They use a post and beam structure of reinforced concrete with brick and mortar walls. Pilings are set into the ground and tie into a substructure that supports the villa.

The structure of the villa will last far longer than the economic life of the individual components. This type of construction is strong but the main reason they use it here is because of the weather. The question of “useful life of a Villa” sometimes comes up in conversation.

Over time, due to wear and tear, those individual components beak down and need repairs or replacement. Knowing the age of a villa will give you an idea when they’ll likely need maintenance and replacements again.
